Todays Question:  

With the current heat wave, everyone is using their central air.  The biggest thing that is forgotten is to change your filters.  Buyers may not notice the filter on the heating system, but will notice the filter system on the well.  Buyers will notice the brown filter, ask what this is and then start looking what other maintenance issues that were not performed. 

The smarter Sellers not only change the filter, but leave a spare on top of the equipment.  This shows that this Seller is proactive on their maintenance issues and allows the Buyer to fell more relaxed.  A relaxed Buyer is a happy Buyer and a Happy Buyer is a Buyer that writes offers.
